Who We Are
DeloEv Foundation Inc. is a non-profit arm of Deloev Investment Group. We are a mission-driven, organization that revitalizes properties in under-served communities by providing Veterans and other local heroes with subsidized housing, financial literacy and gainful employment opportunities in property management, brokerage, and construction. We collaborate with government agencies, NGOs, and private institutions to foster a sense of ownership in our participants' communities.

DeloEv Foundation Inc. is in the business of changing and shaping lives. Our mission is to empower our participants by providing them with housing, training, financial education, and job opportunities while revitalizing underserved neighborhoods.
Housing
Our portfolio buildings have some of the highest tenant satisfaction and retention rates thanks to our partners. We provide free or heavily subsidized housing to veterans who help us look after the buildings, effectively placing them in charge of the community they live in. This provides them with a sense of ownership and pride.
Training
Our participants go through rigorous property management training that we have developed over the years managing Chicago apartments. They gain essential property management, construction, leasing, upkeep, and customer service skills that they can apply in real-time. We also focus on financial literacy and real estate investment fundamentals.
Career Opportunities
Many of our partners not only get great housing and training but also an opportunity to kick-start their business. With the experience they gain, many of our partners choose to either stay with us long-term or use our platform to kick-start their entrepreneurship journey as General Contractors, Property Managers, Leasing agents. Some go on to partner with us on new property acquisitions.

Meet The Team
Denis Dankin, CFA
Denis Dankin is a co-founder of DeloEv Investment Group LLC and DeloEv Foundation Inc. Since 2014 he has expanded his portfolio into dozens of Chicago neighborhoods by raising and allocating capital from private investors, NGOs, and non-profits that share DeloEv Foundation's vision. He is a veteran of the USAR 20th Special Forces Group. Prior to his service, he held various roles in Real Estate Development, Private Equity, and Investment Banking. He is a graduate of the University of Chicago
(B.A, Economics) and Northwestern Kellogg School of Management (MBA, Finance). He is a Chartered Financial Analyst, Licensed Illinois Managing Broker and General Contractor
Evgeniia
Evgeniia is the Chief Operations Officer at DeloEv Foundation Inc. She oversees human resources, investor outreach, and relations as well as Participant onboarding. Before joining DeloEv Foundation, she was a senior associate at Victory Park Capital. She was responsible for oversight of VPC’s portfolio companies from sourcing, due diligence, and acquisition to portfolio and risk management. Previously, Evgeniia was a senior analyst in the structured finance team at Fitch Ratings. Evgeniia received a B.S. degree in Economics, summa cum laude from the University of Illinois at Chicago.
